Richmond Hill homes for sale

Richmond Hill sits between Thornhill and Aurora, with Yonge Street running the whole length of it. Most of the housing stock south of Elgin Mills was built before 1990; almost everything north of it is newer. That single line explains most of the price differences you will see on this page.

If you are buying

Detached homes hold their value best in Bayview Hill and Jefferson, largely because of school catchments. Oak Ridges gives you a newer house and a bigger lot for the same money, but you trade away the commute. Condos are concentrated near Yonge and around Langstaff, where the transit plans are.

If you are selling

Spring and early autumn still carry the most buyer traffic. The mistake we see most often is over-improving before listing. A finished basement rarely returns what it costs here, while a clean, empty one shows almost as well.

If you are leasing

The rental pool in Richmond Hill has grown faster than the sale market. In 2025 the GTA recorded roughly 62,400 sales against about 70,000 condo leases, and that shift is visible here too. Landlords with newer condo stock near Yonge are the ones seeing the shortest vacancy.

If you are looking at commercial

Two business parks carry most of the small-bay industrial and office space: Beaver Creek west of Leslie, and Headford further north. Highway 7 has the newer office product. Yonge Street is where the street-front retail is, and where lease rates vary the most from block to block.
