Office space for lease and sale in York Region

Professional suites, medical space, and whole floors along the Yonge and Highway 7 corridors.

The short version

A split market, and small suites are the tight half

Office demand in York Region has split in two since 2020. Small professional suites under 2,000 square feet lease quickly, especially near Yonge where staff can get there without a car. Large floor plates sit longer and landlords are paying for that with free rent and fit-out allowances.

If you are a small practice, a brokerage, or a professional firm, this is a good market to be signing in. If you are looking at 10,000 square feet or more, the leverage is on your side and you should be using it.

Do this first

What to check before you sign an office lease

Six things that decide whether the deal works. Every one of them is cheaper to check now than to discover later.

Parking ratio Quoted as stalls per 1,000 square feet. Under 3.0 and your staff will be circling the lot. Ask how many are reserved and what they cost.
After-hours HVAC Most office buildings run heating and cooling on a schedule. Working past six or on weekends is often an hourly charge, and it is negotiable before you sign.
What TMI actually covers Ask for the last two years of operating statements, not an estimate. A jump in the building's tax assessment lands on you.
Washrooms in the suite or on the floor Shared floor washrooms are normal in Class B buildings. It matters more than people expect when they are choosing between two spaces.
Signage rights Lobby directory, floor signage, and building exterior are three separate things. Get whichever ones you need written into the lease.
Restoration at the end Some leases require you to remove your improvements and put the space back. That can be a five-figure surprise five years from now.

Questions people actually ask

Office FAQ

Is medical office different from regular office?

Yes. Medical use needs specific zoning, more plumbing, and usually more parking. Buildings set up for it lease at a premium and there are far fewer of them.

Should I lease or buy a small office?

If you will be there more than seven years and the practice is stable, buying a small unit in a business park often works out better. Under that, the flexibility of a lease is usually worth more than the equity.

How long is a normal office lease?

Five years is the standard starting point. Three is possible for smaller suites; landlords give better allowances for longer terms.
