What did the house down the street actually sell for?

Online estimates guess. This one is built from the sale prices recorded on your street in the last 90 days: the figures the public listing sites are not allowed to show you.

The honest difference

Why this is not the number you saw online

Automated estimates are useful for browsing. They are not useful for pricing your own house, and here is exactly why.

An online estimateThis report
Source A model trained on regional averages. Recorded sale prices from the board’s own records.
Your street Blended into a wider postal area. Only the comparable sales that actually apply to you.
Condition Cannot see inside. Assumes average. Adjusted for what you have actually done to the house.
Renovations Invisible to the model. Counted, and you are told which ones buyers pay for.
Timing A single number with no context. A listing window for your street, based on what is selling.
What arrives

Four things, in plain language

Not a twenty-page PDF nobody reads. One page you can act on.

1 A price range, not a single number With the three to five sales it is built from, so you can see the reasoning rather than trust it.
2 What to fix and what to leave Most sellers spend money in the wrong place. A finished basement rarely returns what it costs here; paint and decluttering almost always do.
3 A realistic listing window When comparable homes on your street are actually selling, and how long they are taking.
4 What it would rent for Included by default. In 2025 the GTA saw roughly 62,400 sales against about 70,000 condo leases, so holding and renting is a real option worth pricing.
The promise, in one sentence

You get the report, and then nothing happens unless you ask. No call the next morning, no drip campaign, no handing your details to a lead broker.

What happens next

Three steps, one business day

You send the address One minute. The property details help but the address alone is enough to start.
Amir pulls the comparables Recorded sales on and around your street, filtered down to the ones that genuinely compare to your house.
You get the report By email, usually within one business day, in English or Farsi. Read it and do nothing if that is what you want.
Optional: a walk-through If you want a tighter number, fifteen minutes inside the house makes the range considerably narrower. Only if you ask.
Before you fill it in

The questions everyone has

Is it really free, and what is the catch?

It is free and there is no catch. Amir does this because some of the people who ask eventually sell, and they remember who gave them a straight answer without chasing them. That is the whole business model.

Will I get called every week now?

No. You get the report and then nothing unless you ask. If you tick the newsletter box you get a monthly market note for your area, and one click removes you.

Why can I not just look up sold prices myself?

Board rules do not allow sold prices on a public website. They can be sent to you directly, which is what this form is for.

How accurate is it without seeing inside?

Accurate enough to plan with, usually a range of a few percent. Fifteen minutes inside narrows it considerably, and that visit is optional and also free.

What if I am not selling for two years?

That is fine and quite common. Knowing the number now is how you decide whether to renovate, refinance, or hold.

Can I get it in Farsi?

Yes. Pick it in the last step of the form and the whole report and the conversation after it are in Farsi.

Or skip the form

Would rather just ask?

Call or text the address and you will get the same answer, usually faster.

A comparative market evaluation is an opinion of value prepared by a real estate professional. It is not a certified appraisal and should not be relied on as one for financing or legal purposes.
