Commercial and development land in York Region

Development parcels, serviced lots, and assembly opportunities from Richmond Hill to East Gwillimbury.

The short version

The listed price tells you the least

Land is the category where the price on the listing tells you the least. What a parcel is worth depends on what you can build on it, how long the approval will take, and what the servicing and development charges will cost, and those three answers can move the real number by millions.

Most of the land trading in York Region falls into one of three situations: a serviced lot ready to build, a parcel that needs a zoning change, or an assembly where several owners have to agree. They are completely different risks and should never be priced the same way.

Do this first

What determines whether the price is real

Six things that decide whether the deal works. Every one of them is cheaper to check now than to discover later.

Current zoning versus intended use The gap between them is the whole deal. A rezoning in York Region is measured in years, not months, and it can fail.
Servicing Water, sewer, storm, and hydro to the lot line. Bringing services in is often the single largest cost after the land itself.
Development charges Municipal, regional, and education charges are levied per unit or per square metre and they have risen sharply. Get the current rates before you model anything.
Environmental history A Phase 1 assessment is standard. If it flags anything, Phase 2 and remediation follow, and the timeline and cost can be significant.
Frontage, easements, and access A parcel with poor frontage or a utility easement through the middle may not be buildable the way it looks on a map.
Conservation and greenbelt overlays Large parts of northern York Region carry protections that limit what can be built regardless of zoning.

Questions people actually ask

Land FAQ

Can employment land be turned into condos?

Rarely. Both the province and the region protect employment land deliberately, and conversion requests usually fail. Anyone pricing a parcel on that assumption is speculating.

How much do development charges add?

Enough to change whether a project works at all. They vary by municipality and unit type and have risen substantially, so they must be confirmed for the specific site before you commit.

Do I need a planner before I make an offer?

For anything needing an approval, yes. The offer should be conditional on your own planning review, with enough time to actually do it.
